Start with the essentials.

If property forms part of your plans for life in Abu Dhabi, understand the residency requirements alongside the purchase. The property investor route is one Golden Residency category; other categories have different criteria.

10 year residency
The published Golden Residency duration for real estate investors.
AED 2 million threshold
Ownership, financing and payments matter alongside the property value.
Family considerations
Family residence permits are subject to the applicable requirements.

Golden Residency does not require a sponsor. Buying a property does not automatically secure approval.

Understand your property route.

The evidence depends on how you own and pay for the property. Start with the route that reflects your circumstances.

Prepare for a useful first conversation.

Bring together what you already know. This is a starting point for a property discussion, not an official application checklist.

  • Whether you own a property or are considering a purchase.
  • The purchase price and ownership details.
  • Whether financing is involved.
  • For property under construction, the amount paid so far.
  • Whether you are planning individually or with family members.

You do not need to upload passports, bank statements or ownership documents through this enquiry form.

From property plans to an application.

Keep the property decision and the residency assessment connected, with a clear checkpoint before each commitment.

  1. Understand your position

Clarify your property, funding and residency objectives.

  2. Confirm the requirements

Check your circumstances and accepted evidence through the relevant official channel.

  3. Prepare the evidence

Obtain the property records and supporting documents requested for your route.

  4. Follow the official process

Use the applicable nomination and residency channels. Nomination is not final residency approval.

ADRO directs UAE residents to its nomination service through TAMM and provides a separate contact route for applicants outside the UAE. Confirm current application availability and procedures before proceeding.

Plan for the full cost.

Ask for an itemised estimate covering the services applicable to your case, including government processing, medical examination, Emirates ID, insurance, family applications and any assistance charges.

Confirm what is included, who receives each payment and whether further charges may apply. Processing times should be checked when applying.

Choose a property that works beyond residency.

A residency objective is one part of a property decision. Consider the community, intended use, total purchase costs, service charges, financing commitments and, where relevant, the delivery programme.

The property should fit your plans even when the residency assessment is considered separately.

Questions before you decide.

Can more than one property count?

ICP’s published criteria allow one or more properties with a combined qualifying value. Confirm how your ownership and supporting documents will be assessed.

Does a booking deposit qualify?

Do not assume that reserving a property establishes eligibility. The amount paid and accepted documents need to be checked against the applicable requirements.

What if the property is jointly owned?

Confirm how your individual ownership interest will be assessed before relying on the total property value.

What happens if I sell or change my financing?

Obtain guidance from the relevant authority on the effect on your residency before making the change.

Can Golden Dome approve my visa?

No. Golden Dome provides property advice. Eligibility, nomination and residency decisions remain with the relevant authorities.

We’ll start with your budget, preferred areas and whether you already own a property. Together, we can compare relevant options and identify the property documents or questions to clarify with the authority. This is a property conversation, not a visa application or an eligibility decision.
