Preparing for a mortgage conversation

A repayment estimate helps you plan. A lender assessment determines what borrowing is available to you and on what terms.

The decision in brief

Ask a lender to assess both you and the property. Keep the deposit, transaction costs, loan conditions and later rate changes visible rather than comparing only the initial monthly repayment.

Know what the calculator does

A mortgage calculator estimates repayments from the loan amount, interest rate and term you enter. It does not assess your income, credit position, residence status or the property. Treat its result as an illustration, not approval.

Discuss the deposit and total cash requirement

Ask the lender how much of the purchase can be financed in your circumstances and what you must pay from your own funds. Keep transaction and finance charges separate from the deposit. Do not infer eligibility from a headline loan to value percentage.

Compare more than the initial payment

Request the rate structure, fixed period if any, later pricing basis, repayment term and relevant fees. Ask how the payment may change if the rate changes. Use the same loan amount and term when comparing illustrations.

The property also needs assessment

CBUAE mortgage regulations address lender assessment and property valuation. The agreed sale price and the value accepted by a lender may differ. Ask what happens to your required cash contribution if the valuation is lower than expected.

Keep the offer and purchase conditions aligned

Confirm the expiry, conditions and documents attached to any lender offer. Explain the proposed payment dates and property status to the lender before making a commitment. For product advice and eligibility, deal directly with an authorised lender or adviser.
