Choose the residence and establish the transaction route before committing money. Your shortlist should include a document record, a complete cash budget and a list of unanswered questions, not just a preferred project.
Start with the life or investment you are planning
Write down your intended use, preferred communities, residence type, timing and budget. Separate essentials from preferences. For a home, include the daily journey and space you need. For an investment, include the holding period and the costs you can carry without rental income.
Build a total purchase budget
Separate the purchase price from transaction costs, finance costs, fit out and ongoing ownership expenses. Ask for a written breakdown specific to the transaction. A headline price or an illustrative mortgage calculation does not show the complete cash commitment.
Compare a small, relevant shortlist
Use the same questions for each property: what is included, which area is being measured, what is payable and when, and what remains unresolved? For an existing home, inspect its condition and occupancy. For a future home, examine the proposed specification and delivery terms.

Check identity, authority and documentation
Confirm who owns or is authorised to sell the property, the applicable ownership rights and the documents needed for your situation. Use official verification channels where available. Obtain independent legal or finance advice for questions that sit outside brokerage scope.
