Compare the same intended use and total commitment. A future home can involve an interim housing cost; an existing home can involve occupancy, condition and completion costs that need their own checks.

What you can inspect today

With a ready property, you can inspect the actual residence and shared spaces, subject to access. With an off plan purchase, you assess plans, specifications and proposed delivery. A showroom or render does not establish the final condition of the home.

When the property can serve your purpose

A ready home may suit an earlier move, but occupancy and transfer timing still need checking. An off plan home depends on completion and handover. Compare your own move date or income needs with the written timetable, not just the advertised quarter.

How the money is committed

An off plan schedule may spread payments across development milestones; a ready purchase usually has a different completion and financing process. Compare the actual cash required at each stage and any additional costs. Neither structure is automatically the better investment.

For an existing property, investigate condition, occupancy, maintenance and charges. For a proposed property, investigate specification, delivery, payment conditions and rights if circumstances change. Keep unresolved questions visible in the comparison.
