A convincing advert is not verification. Check the document, the property reference and the authority behind the transaction.

The decision in brief

Start from the official verification website and the document type. A matching verification result helps check the document; it does not certify an investment, prove current stock or replace legal review.

Identify what you have been shown

Record whether the document is a title deed, certificate, tenancy contract, plan or advertising permit. Compare the property reference and named parties with the proposed transaction. A document about another unit or project does not verify the one you are considering.

A practical verification walkthrough

  • Navigate to ADREC document verification using the official reference below.
  • Choose the category that matches the actual document.
  • Enter the requested reference from that document, not from an unrelated advert.
  • Compare the result with the property and parties in your proposed transaction.
  • If no match appears, check the reference and route, then seek clarification before proceeding.

Check the authority to act

Ask who is authorised to represent the seller or landlord and how that authority will be evidenced. Clarify the brokerage instruction and the recipient of any proposed payment. Stop and resolve inconsistencies before sharing sensitive documents or funds.

Pause when the information does not match

  • A different residence reference appears on the document.
  • The proposed payee differs from the verified contracting party without a documented explanation.
  • You are asked to rely on a screenshot instead of checking the underlying record.
  • Ownership, representation or registration jurisdiction remains unresolved.

Keep a record of the answer

Retain the document version, written explanation and result of the official check. If ownership, authority or authenticity remains unclear, obtain qualified assistance before proceeding. Golden Dome does not issue title deeds or replace an official verification service.
