A useful sales brief connects your timing, the property information and the terms you would be willing to accept.

Define what a successful sale means

Set out your preferred timing, price expectation and any conditions that affect the move. If the property is occupied, mortgaged or jointly owned, raise that at the start. These details influence the process and should not surface only after an offer.

Prepare a consistent property record

Gather the ownership documents, residence plan, size basis, occupancy information and known charges. Note repairs or differences between the actual property and old marketing material. Share sensitive documents only through an agreed secure channel, not an open website form.

The answers depend on the documents and applicable jurisdiction. This is not advice to remove a tenant or bypass a lender.

Agree how the property will be presented

Confirm the written description, photography, asking price, viewing arrangements and scope of the brokerage instruction. Photographs should show the actual property and its current condition. A developer render must not stand in for an occupied resale home.

Use feedback to review the position

Separate the number of enquiries from the quality of buyer interest. Review recurring questions about price, condition, layout or timing. Any change to the asking price or marketing approach should reflect your instruction rather than an unexplained automatic adjustment.

Evaluate the whole offer

Consider the offered price alongside funding, conditions, deadlines and the proposed transfer arrangements. Ask which steps and costs remain before completion. Acceptance of a headline number is not the same as a completed transaction.
