Renting in Abu Dhabi: budget for the move, not just the rent
Bring the rental payments, deposits, setup costs and move dates into one brief before choosing a home.

An annual rent figure does not show the cash needed to move. Confirm the payment schedule, deposits, utilities, registration route and condition of the actual residence.
Set the search around your move
Define the residence type, areas, annual rent ceiling and intended move date. Add essential features such as parking, pets, storage or access needs, without assuming they are included. Explain what is flexible so a shortlist can respond to your real requirements rather than only a bedroom count.
Separate rent from setup cash
Request the rent payment schedule and written details of any deposit, brokerage charge, utility setup, registration or building access cost. Record whether an amount is refundable and what conditions apply. Obtain current amounts from the responsible provider instead of assuming a universal percentage or fee.
Keep the move budget readable

Amounts are deliberately not assumed. Keep refundable deposits separate from expenses, while including both in the cash needed to move.
Read the agreement and check the registration route
Confirm the owner or representative, residence reference, occupancy dates, maintenance responsibilities and proposed contract terms. Ask which tenancy registration route applies to the property. ADREC and ADGM property services should not be treated as interchangeable; check the official channel appropriate to your transaction.
Inspect before accepting the condition record
Where access is available, inspect the actual home and document visible condition, included items and any agreed work. Agree how outstanding defects and move access will be handled. Sending a rental brief on this website does not sign a tenancy agreement, hold a home or book a move.
