Modon announced phase one of Wadeem Gardens on 30 September 2026. It offers built four, five and six-bedroom villas within the wider Wadeem district. The earlier Wadeem release sold land plots for owner-built villas and has separate terms.

Modon describes a 2.3 kilometre spine, clubhouses, promenade, retail and dining, healthcare centres and international schools for the wider district. Confirm what will be open, what is included and any community charges for a particular villa.

Modon's project FAQ says the villas are not directly on the waterfront, although waterfront promenades are within walking distance.
